      Surprizingly, I have not had any trouble from my HOA. Well, except for that time that the weeds in the front yard were knee high.......I have been out in my garage grinding/welding/hammering/etc at 2:00am (literally), with no complaints. One of the board members is my neighbor....I talk to her on occasion, and she has never complained about the noise or any changes I have done to the house, nor about any of the spare parts in the back yard.

        dont discount the places that you think are listed too inexpensively
        lets not forget, that sometimes people just have to go. they have a job in another state, and want to relocate right now. this will eliminate the second mortgage for them, and may be more cost effective just to get out, than to wait for the price they want.
        as a refresher... i got my house for considerable amount under market. 169
        it was in need of work, but the people that were living in here were in bad health, and just had to go. they asked 169, i gave them 169. the deal was done within an hour. it never hit the market.
        sometimes things like this do happen.
        get a realtor/broker that is on top of things.
        you'll be glad you did.
        by the way, with the insanity in the housing market, and the great initial deal i got on this place, it is now over 500.
        crazy but true
        get pre approved, know what you can afford, and get in there.
        call the number i gave you. you do not hae to use them in particular, but he can guide you in the right direction. the people i referred you to are top notch realtors/brokers. you will get service, or they will refer you to someone that can be trusted.
