  • what a day...

    as some of you know, I've been house hunting lately, well, townhouse hunting.

    I found a tract in an area I liked with units within my price range. Sunday I made an offer on one that needed quite a bit of work, paint, carpet etc... It also didn't include a washer/dryer or refridgerator. I offered low knowing I'd be spending cash on it before I could move in. The seller didn't immediatly respond saying he wanted to wait until wednesday for more offers.

    here's a summary of todays events...

    my agent informed me that she was contacted by the sellers representative. it was said that the seller had recieved other offers, one for asking price (9k higher than my offer). my agent did not consider countering, it wasn't worth it.

    why you ask??? let me tell ya...

    On Tuesday I was contacted by my agent about a new listing in the same tract. I went to see it this morning. Generally the same floor plan but far more desireable. Much better upkeep, o.k. carpet, tile floors where I'd like tile floors, newer plumbing fixtures, newer washer and dryer included, side by side fridge included and an asking price 10.5k less than the first unit.

    wanting to be done with all this screwing around, I offered the asking price. It was accepted.

    so, there you have it. time to get an inspection and get my cash in the checking account.

    I also finally got my replacement steering box today. Noticed my account was charged $147, I assume that's a "core charge" that will be refunded when I send the other one back. Didn't waste any time, pulled the pitman arm when I got home from work, will finish the swap in the morning.

          Congrats Brian! Thats great news

          How long do you think your escrow will be? Do you have pictures of your new place? A listing perhaps?

              That's at least, a better day than what I had.

                no pics. but the mls is R1975302. I know, I know... that's alot of money. but, it's the cheapest property in stevenson ranch.

                not many more Jeep mods anytime soon.

                        Congratulations!

                        High-Five from the me and the Missus!

                        Don't forget to budget in money for new furniture. We lived in a fairly empty space for a few months until we picked out our new interior furnishings.

                        We're both really excited for you! Let us know if you need the services of a TRUCK! The Wife will probably be of little use for moving as her belly will soon be further out than her arms can reach.

                        Can't wait for the housewarming (and old-apartment-torching) party!
