these are existing, detached, single family homes (no condos, no new construction) that closed escrow in April 2004.
usually what happens with new construction is that the buyer buys directly from the builder/developer and the MLSs don't have access to the statistics to do these types of reports.
Temecula's average priced home is in the mid 300's right now. But that buys you something pretty nice, as most of Temecula is newer. Youd be hardpressed to find something older then 10-15 years old.

I bought my house, in Fontana, in July of 99 for $175,000. 2500sq. ft. 4 bdr 3 bath. It now goes for $425,000. I think that is silly. Good for me, but silly.

i bought mine for 169 five years ago... now in my neighborhood they are between 450, and $600,000!!!! un freaking believable!
BUT it all sounds nice, and looks cool on paper, but if you were to sell... you would have to move out of state to buy anything else.
